Hands-on execution using what you have, finished with what you don't.

A four-hour on-site engagement. We work through the key rooms with your existing furniture and bring in our styling kit to close the gap between a space that looks lived-in and one that's ready for photos.

What's included:

Hands-on styling and rearrangement of key rooms. 

Our styling kit for the day: pillows, throws, white bedding, towels, greenery, art, vases, candles, trays and books. 

A  walkthrough at the end to confirm what stays and what goes.

Half day (4 hours): $995 CAD

The Listing Audit fee is credited off of staging services if booked within 30 days.

Service area: Toronto, Hamilton and the GTA. Travel beyond quoted on request.

A full day on-site. We move through every room with your existing furniture and bring in our styling kit to close the gap between a space that looks lived-in and one that's ready to list.

For listings that have been on market too long.

When a property sits, the listing photos stop working. Buyers scroll past what they have already seen. Whether the home was originally staged or not, what worked on day one is not working now. A new arrangement, a swap of accessories and fresh photos change what a buyer sees when the listing comes back across their screen.

What is included:

A site visit to assess what the property needs. 

Furniture rearrangement and accessory swap-out from our styling kit.

A final walkthrough before you rebook the photographer. 

Available as a standalone or paired with a Photo Day Attendance booking.

Up to 3 hours on site. $795 CAD.

Full furnishing and styling for empty properties.

For empty properties that need to read as a finished home, not a floor plan. We furnish, accessorize and present the space through our partner rental network using the same precision we bring to every audit.

What's included:

Full design plan and room-by-room scope. 

Furniture, art, lighting and decor sourced through our rental partners. 

Install, styling and removal. 

60-day initial rental period.

Design fee starts at $3,500 CAD for a three-room package 

(living, dining, primary bedroom).

Additional rooms: $650 CAD each.

Furniture rental passed through at cost, quoted on submission.

A three-room condo with a 60-day rental period typically runs $4,800 to $5,500 all-in, depending on furniture selection. We send an itemized quote before confirmation.

On-site direction during the listing photo shoot.

Most listings lose their edge in the half hour between staging and shooting. Furniture shifts. Pillows compress. Greenery droops. The shot the photographer captures is not always the shot the staging earned.

Photo Day Attendance keeps the work intact. We arrive ahead of the photographer, walk through every room before they shoot, and adjust live as the camera moves.

A model home has one job. The buyer walks in and knows before they have asked a single question, checked a single price, or measured a single room. That knowing happens in the first thirty seconds. A poorly styled model undermines the product. A well-staged one earns the asking price before the conversation starts.

We work with builders across all price points. Full furnishing is available, with items sourced for outright purchase rather than rental. No de-stage timeline, no monthly carrying cost. For builders who supply their own furniture, we style and accessorize to the standard the build deserves.

Every project includes a full room-by-room design plan, photo day attendance and sourcing where required.

Pricing starts at $2,500 for styling on builder-supplied furniture. Full furnishing and procurement projects are quoted on submission.

For builders with multiple sites or ongoing needs, a project retainer is available.

Digital furnishing for empty rooms. Delivered in 24 hours.

For empty properties where full staging isn't the right call, but bare-room photos won't compete. We digitally furnish your listing images with styled, realistic interiors. The same design judgment we bring on-site, applied in 24 hours.

$89 CAD per photo. Minimum 3 photos.
