Everything in the Virtual Audit, plus a 90-minute on-site walkthrough. We go through every room the way a buyer does on a first visit: what lands, what reads as a problem, what the camera will miss.

The Listing Audit fee is credited toward staging when booked within 30 days of audit delivery.

Best for: GTA and Hamilton sellers and the realtors listing them.

For agents who want a presentation standard built into every listing, not just the ones that obviously need it.

Up to four in-person audits a month, or the equivalent in virtual. Priority turnaround and staging quotes. A co-branded audit line for your listing presentations. A quarterly look at your average days on market and sale-to-list ratio across audited listings.

Four in-person audits individually would run $1,500. At $800 a month, you are getting the same work, a faster turnaround, and a co-branded service your sellers will notice.

Virtual reports arrive within 48 hours. In-person reports arrive within 5 business days of the visit. Every report is delivered as a PDF you own.

How is the Listing Audit different from a free consultation?

A free consultation is a sales conversation. The Listing Audit is a paid deliverable. You receive a written, prioritized report you can act on, share with your seller and reference throughout the listing process.

Most stagers offer a free consult to upsell you to a $3,000 to $6,000 staging package. We offer the audit as a standalone product because not every home needs full staging. Some just need direction.

Do I have to book staging after the audit?

No. The Listing Audit stands alone as a complete deliverable. If you decide you want to move forward with full staging, the in-person audit fee is credited toward staging when booked within 30 days. If you don’t, the audit is yours to use however you want.

How long does the audit take to deliver?

Virtual audits are delivered within 48 hours of receiving your photos and questionnaire. In-person audits are delivered within 5 business days of the on-site visit.

Can the audit be done before I list with an agent?

Yes. Many sellers book the audit before they have selected an agent. The report becomes part of how you evaluate which agent to work with. Some sellers also use the audit to negotiate staging spend with their agent.

I’m a realtor. Can I purchase audits for my listings on behalf of my seller?

Yes. Many realtors include the Listing Audit as a value-add in their listing presentation. The Agent Listing Partner tier is built specifically for this with four audits per month at a flat retainer rate. Book a discovery call and we’ll find the right fit.

What if I’m outside the GTA but want an in-person audit?

In-person audits are limited to Toronto, Hamilton, and the surrounding GTA. For properties outside that range, the Virtual Listing Audit covers all of Canada and delivers the same diagnostic depth.

How do I pay?

Payment is collected at the time of booking through Stripe or PayPal. We accept all major credit cards. For the Agent Listing Partner retainer, monthly billing begins after your discovery call.
