Everything in the Virtual Audit, plus a 90-minute on-site walkthrough. We go through every room the way a buyer does on a first visit: what lands, what reads as a problem, what the camera will miss.
The Listing Audit fee is credited toward staging when booked within 30 days of audit delivery.
Best for: GTA and Hamilton sellers and the realtors listing them.

A free consultation is a sales conversation. The Listing Audit is a paid deliverable. You receive a written, prioritized report you can act on, share with your seller and reference throughout the listing process.
Most stagers offer a free consult to upsell you to a $3,000 to $6,000 staging package. We offer the audit as a standalone product because not every home needs full staging. Some just need direction.
No. The Listing Audit stands alone as a complete deliverable. If you decide you want to move forward with full staging, the in-person audit fee is credited toward staging when booked within 30 days. If you don’t, the audit is yours to use however you want.
Virtual audits are delivered within 48 hours of receiving your photos and questionnaire. In-person audits are delivered within 5 business days of the on-site visit.
Yes. Many sellers book the audit before they have selected an agent. The report becomes part of how you evaluate which agent to work with. Some sellers also use the audit to negotiate staging spend with their agent.
Yes. Many realtors include the Listing Audit as a value-add in their listing presentation. The Agent Listing Partner tier is built specifically for this with four audits per month at a flat retainer rate. Book a discovery call and we’ll find the right fit.
In-person audits are limited to Toronto, Hamilton, and the surrounding GTA. For properties outside that range, the Virtual Listing Audit covers all of Canada and delivers the same diagnostic depth.
Payment is collected at the time of booking through Stripe or PayPal. We accept all major credit cards. For the Agent Listing Partner retainer, monthly billing begins after your discovery call.
